Pledge equity in property you already own — free and clear or lightly leveraged — as additional collateral, and fund the next acquisition with little or no cash out of pocket.
How cross-collateralization works
The lender takes a lien on both the property you're buying and a property you already own. Your existing equity substitutes for a cash down payment, so the combined loan-to-value across both properties is what gets underwritten — not your liquidity.
It pairs naturally with a fix & flip or bridge structure: close fast on the new deal, then release the pledged property once the rehab is done or the combined LTV drops.
Who uses it
Investors who are equity-rich and cash-light: a paid-off rental, land held free and clear, or a portfolio with substantial equity. It's a way to keep buying without liquidating positions or waiting on a slow cash-out refinance.

Common questions
What kind of property can I pledge?+
Non-owner-occupied real estate with meaningful equity — rentals, land, commercial. Primary residences generally can't be used for business-purpose loans.
When does the pledged property get released?+
Typically once the loan pays down to an agreed loan-to-value, or at payoff. The release terms are negotiated up front — read them carefully; Michael will walk you through it.
Is this riskier than a normal loan?+
You're putting more collateral behind the deal, so understand the downside before you sign. The honest version: it's a powerful tool for good deals and a bad idea for marginal ones — and you'll get told which is which.
