A private money broker acts as an intermediary between real estate investors who need funding and private lending sources. Instead of going to one bank, your deal gets shopped across multiple lenders to find the best rates, terms, and leverage for your situation.
What types of properties can I finance?+
Non-owner occupied investment properties: single-family (1-4 units), multi-family, mixed-use, and commercial. All loans are made through a borrowing entity (LLC, Corp, etc.).
Do I need perfect credit to qualify?+
No. Private money lending is primarily asset-based — the loan is underwritten on the property and the deal, not your income or employment. Many programs have no minimum credit score requirement.
How fast can I close?+
Private money moves much faster than conventional financing. Depending on the deal and documentation, closings can happen in as little as 10 days.
Are there any upfront fees?+
No. The broker fee is earned at closing and appears on the settlement statement. You pay nothing until your deal actually closes.
